I’ve never rented a room/my home before. Do you have a template lease I can use?

What should I charge?
Currently, Benzie and Leelanau County employers who provide housing for their seasonal employees are charging $160-$400 per person per month.
Do I need to adjust my home insurance to cover the liability of renting?
We recommend that hosts contact their insurance company to discuss this question. Additional protection can be offered at relatively little expense, and save you peace of mind. You might also require that your renter obtain renters insurance.
Does my zoning district allow me to rent a room/my home?
Most likely, yes. Most zoning codes, if they restrict rental, do so on a less than 30 day basis. You should check with your local zoning official for confirmation of this.

What happens after I post my property to the Housing Exchange?
You will be contacted by the Housing Exchange Project Manager, Elise Crafts. Elise will confirm your property details with you and activate your listing so that participating employers can view it. Employers will then begin contacting you regarding the employee(s) they are seeking housing for.
Does renting a room in my home impact my property tax assessment?
Typically, renting a room in a home does not impact the annual tax assessment on a property, but we recommend that hosts contact their local assessor to confirm this.
Is the income I receive from renting a room in my home, or my entire property, taxable?
Yes, though expenses associated with property maintenance, repair, improvements, etc. are tax-deductible. We recommend that hosts talk with their tax preparer to understand how renting a portion of your property, or your entire property, will impact your taxes.
