Preserving that character is not an option, but cannot be achieved by resisting all change, but by guiding change responsibly. This isn’t about adding something new; it’s about preserving what we already value.
What is the solution? The truth is that no one has a silver bullet to answer all the challenges (see below), but we have a start with no new taxes or assessments for current residents.
Concerns about property values and neighbors are natural because homes represent both investment and identity. Attainable Workforce housing developed through Community Land Trust (CLT) models has specific guidelines that are mandated by State and Federal laws. Each candidate is interviewed, and a background check is performed before applying for a mortgage. Each candidate must meet several minimal requirements, one of which is that they must live and work in the community.
These homes are for people who are employed and already woven into daily community life, such as firefighters and EMTs, teachers and staff, healthcare workers, tradespeople, hospitality employees, and emergency personnel who currently have to commute long distances because attainable housing options are not available locally.
SBGC has a model to help get us started. Best of all, there are no new taxes or assessments.
SBGC will purchase the land with donations already generated from local residents. Then, place the land into a Community Land Trust (CLT) for 99 years that can only be used to help working families get started. This property must maintain strict State and Federal guidelines to ensure long-term security and stability.
